What is on each page

Four datasets, joined per suburb

  • Dwelling mix — the share of lodged rental bonds by dwelling type. A rental sample, not a census, and the only free per-suburb signal of what the housing stock is. The Census records neither dwelling age nor cladding material, so this is as close as published data gets.
  • Special Character Area status — whether an overlay applies, how many areas, which types, and an estimated share of the suburb with the sample size shown.
  • Median weekly rent and bond count — MBIE bond lodgements, Q1 2026, framed for a landlord weighing up a repaint.
  • Zoning character and the local board consent market — what the map mostly is, and the declared value of dwelling alterations consented around you.

Auckland’s median across all 16,641 bonds lodged in Q1 2026 was $622 a week — useful only as the line each suburb sits above or below.

Suburb by suburb, the housing stock is the job.

Questions people actually ask

Why does each suburb page show rent rather than house prices?

Because rent is the number a repaint has to be justified against for the roughly one third of Auckland housing that is rented, and because MBIE publishes it per suburb from lodged bonds with the sample size attached. Sale prices are somebody else’s dataset and a different decision.

Is the dwelling mix on these pages the whole suburb?

No. It is the mix of dwelling types across rental bonds lodged in that suburb, which is a rental sample, not a census. It is on the page because it is the only per-suburb housing-stock signal published free, and because it genuinely differs between suburbs. Owner-occupied housing is not in it.

Why is the character-area percentage approximate?

Because measuring it exactly would mean downloading the overlay geometry, and Auckland Council’s licence terms for that layer conflict with its open-data registration. So the share is estimated by point sampling inside each suburb’s true boundaries, the sample size is printed on every page, and single-digit percentages should be read as "some of the suburb". Why are some suburb pages not in the search index?

14 of the 246 suburb pages carry fewer than three of the five datasets this site joins per suburb — usually a rent median resting on a very small number of bonds, a single reported dwelling type, and no overlay record. Rather than pad them with sentences that would be true of anywhere in Auckland, they are marked noindex and left linked from this index. The data on them is still real.
