What roof painting costs in Auckland
A roof is quoted on how hard it is to stand on, not how many square metres it covers. Pitch, height and material decide the hours, and the honest first question is whether the roof should be coated at all or replaced.

Before anything else
A failing roof needs replacing, not painting
This is the one place on the site where the cheapest advice is also the most expensive to give, so we will give it plainly.
Roof replacement is not painting work, and where it touches the weathertightness of the building envelope it can be restricted building work under the Building Act 2004, which must be carried out or supervised by a Licensed Building Practitioner. Nothing on this site is a determination about your roof — only an inspection of your actual roof can be that.
Where the roof is sound and simply tired, coating is genuinely good value: it is the cheapest exterior work per square metre of anything on this site, and it is the surface taking the most weather.
What each roof material needs
Long-run and corrugated steel. Wash thoroughly, treat corrosion, prime bare and rusted metal, then two coats of a roof-grade membrane. The fastest roof to coat per square metre because it is broad and continuous.
Concrete tile. Moss and lichen treatment first, replace cracked tiles, then a sealer because the substrate is porous, then coats. More surface texture, more product, more time.
Decramastic and pressed-metal tile. The careful one. The stone-chip surface sheds with age, high-pressure washing removes more of it, and the tiles dent underfoot. Loose chip has to come off and a suitable sealer has to go on, or the new coating leaves with the old chip.
Membrane and butynol. Generally not a painting job at all. These are specialist systems with their own repair and recoat products — ask a membrane specialist, not a painter.

What to ask before you accept a roof quote
- What the roof is, named, and what the coating system is for that material.
- How corrosion and moss are being treated, and where primer or sealer is going.
- What access is included — harness points, roof ladders, staging, edge protection, scaffold — and whether hire is in the price.
- What happens if the wash reveals worse. A stated rate for extra work beats an awkward conversation on day three.
- Whether they will tell you not to paint it. The best answer to this question is sometimes the one that loses them the job.
Questions people actually ask
Should I paint the roof or replace it?
Paint is a coating, not a structural repair, so the test is whether the roof still does its job. If there is perforating rust, if fixings have pulled through, if the sheets or tiles are cracked, if flashings have failed or if there are active leaks, painting is money spent on appearance while the problem continues underneath. Get it looked at honestly first. A painter who tells you your roof needs replacing has just talked themselves out of a job, which is a reasonable signal about the rest of their advice.
Why is roof painting priced on access rather than area?
Because area is the easy part. Pitch decides whether the crew can walk it or needs roof ladders and staging. Height decides the edge protection and harness set-up. A second storey with a steep pitch and no safe tie-off point can double the hours over an identical area of low-pitch single-storey roof. Working-at-height requirements are not optional, and they are hours.
What is Decramastic, and why do painters treat it differently?
Decramastic (and similar pressed-metal tile) has a bitumen-and-stone-chip surface. The chips come loose with age, and anything applied over loose chip fails with the chip. It also dents if walked on carelessly and cannot take high-pressure washing without losing more surface. So it needs gentler cleaning, loose-chip removal and a sealer suited to the substrate — more hours than a long-run metal roof of the same area, and a different product.
Does a roof need priming, or can it be washed and coated?
It depends on what is exposed. Sound, previously coated roofs may take a direct recoat over a thoroughly cleaned surface. Bare or corroded metal needs the corrosion treated and a primer suited to the metal, or the new coating lifts with the rust it was laid over. Concrete tile is porous and generally needs a sealer. Ask which primer or sealer is specified and where it is being applied — “wash and two coats” on a roof with bare patches is an incomplete specification.
Can the roof be painted at the same time as the house?
It is efficient if the weather cooperates, because access set-up and mobilisation are shared. The constraint is the Auckland calendar: our thirty-year model finds only 1.9 fully usable exterior days in an average July, and a roof is more weather-exposed than a wall. Combining the work means both halves wait for the same window. The model.
Will painting the roof fix the leak?
Almost never. Leaks come from flashings, penetrations, laps, failed fixings and blocked valleys — places where water gets past the surface rather than through it. A coating spans none of those. Find and fix the source, then coat. If the source turns out to be structural or involves the weathertightness of the building envelope, the repair may be restricted building work under the Building Act 2004 and must be carried out or supervised by a Licensed Building Practitioner.
